Tate Capital plans to build a mixed-use tower with a movie theater, a hotel and retail near the entrance to the Dadeland Mall.

This would be the first movie theater in Dadeland, an area with high-rise residential, office buildings, a mall, and two Metrorail stations. Currently, the closest movie theater is the AMC in the Shops at Sunset Place in South Miami.

On Nov. 27, Tate Capital affiliate 7300 Kendall Drive LLC filed a pre-application with Miami-Dade County officials to build a 12-story tower. The 2.73-acre site at 7300 N. Kendall Drive currently has an 8-story office building from 1972. The office building would remain and the mixed-use building would be developed on the surface parking lot.

James Tate, head of North Miami-based Tate Capital, said the office building has excess parking and once the mixed-use building is developed, tenants would share structured parking spaces. He would also spend about $1 million renovating the office building to improve the façade and common areas.

The office building was developed by Tate’s father.

The site is a prime location at Dadeland Boulevard and Kendall Drive – the entrance to both Downtown Dadeland and the mall, Tate noted. The area has heavy vehicular traffic and the potential to lure pedestrians out of their nearby apartment buildings to the movie, he said. About 20,000 people live in a one-mile radius, Tate said.

Tate said he’s in talks with a movie theater chain and close to signing a deal.

Designed by Nichols Brosch Wurst Wolfe & Associates, the project would total 186,573 square feet. It would have 111,459 square feet of commercial space, with 28,554 square feet of retail/restaurant space on the bottom two floors and the balance being a movie theater on the top floor. There would be 92 hotel rooms on floors three through seven.

The project would have 615 parking spaces. The building would have nine floors, although it would be the height of a 12-story build because the movie theater floor would have high ceilings.
